What this inspection helps you understand
A laboratory result on its own is a page of figures. Its value depends on the sample being collected correctly, from the right location, handled properly on the way to the laboratory, and read against the right reference point. That is the part that turns a result into a decision you can act on.
What is included?
The analysis is selected to answer a specific question about the property rather than sold as a bundle. Laboratory work commonly arranged through ASM includes:
- Airborne mould spore analysis, with indoor and outdoor comparison samples
- Surface and bulk sampling for mould on suspect materials
- Bulk material analysis for asbestos content
- Particulate and, where requested, volatile organic compound analysis
- Documented chain of custody from collection through to the laboratory
- The laboratory report plus a written interpretation and next-step recommendation

How long does it take?
Sampling is completed during the site visit. Laboratory turnaround depends on the analysis selected and the laboratory’s schedule, and is confirmed before sampling so you know when to expect results. Faster turnaround is available for some analyses at additional cost.
What happens after the inspection?
You receive the laboratory’s own report together with ASM’s written interpretation. The interpretation sets out what was sampled and where, how the result compares with the relevant reference or the outdoor baseline, what it does and does not establish, and what practical step follows. The package is written so it can be given to a contractor, an insurer, a landlord or the other side of a transaction.
